What is a loan against property?
A loan against property uses a property you own as security. The lender lends a percentage of the property’s market value, based on valuation, after checking that the title is clear and the property is free of other charges.
LAP can be used for business expansion, working capital, education, medical needs or consolidating costlier debt. Because it is secured, interest rates are usually lower than unsecured loans and tenures are longer.
Lenders assess both your repayment capacity, through ITRs and bank statements, and the property, through valuation and legal verification. Self-occupied residential, rented residential and commercial properties are all considered, with different loan-to-value limits.
If you do not repay, the lender can enforce the mortgage, so borrowing should match your repayment capacity.
Who can take a loan against property?
LAP is commonly taken by:
- Business owners funding expansion or working capital
- Professionals setting up or upgrading clinics or offices
- Salaried owners consolidating high-interest loans
- Families funding education or medical expenses
- Owners of let-out property using rental income for repayment
- Borrowers moving an existing LAP to another lender
