What is home loan assistance?
A home loan is a secured loan used to buy, build, extend or renovate a residential property. The property is mortgaged to the lender until the loan is repaid. Because it is secured and long-term, interest rates are lower than unsecured loans.
Lenders assess your income and repayment capacity, credit score, and the property itself: clear title, approved plans and, for new projects, the builder’s approvals and RERA registration. For under-construction flats, disbursement is linked to construction stages.
Home loans also carry tax benefits on principal and interest under the old regime, and on interest for let-out property, subject to limits. Joint loans can let co-owners claim benefits separately.
We help you prepare the file, understand offers and plan the tax side. We are not a lender, and approval, rate and amount are decided by the lender.
Who needs home loan assistance?
Home loan assistance helps if you are:
- Buying an under-construction flat in a Greater Noida West project
- Buying a resale flat in Gaur City or Noida Extension societies
- Self-employed and unsure how lenders will assess your income
- Applying jointly with a spouse or parent
- Considering a balance transfer to another lender
- Planning a top-up loan for renovation

Which documents are required for a home loan?
Lenders usually ask for:
| Document | Salaried | Self-employed |
|---|---|---|
| KYC | PAN, Aadhaar, photo of each applicant | Same |
| Income | Salary slips, Form 16 for 2 years | ITRs and financials for 2–3 years |
| Bank | 6 months’ salary account statement | 12 months’ business and personal statements |
| Property (new) | Allotment letter, builder agreement, RERA details | Same |
| Property (resale) | Sale agreement, title chain, society NOC | Same |
| Payment | Receipts of payments made to builder or seller | Same |
How long does a home loan take?
With complete documents, sanction and disbursal usually take 1–3 weeks. These factors add time:
- Property title or approval questions
- Builder projects not approved by the lender
- Self-employed income needing detailed review
- Valuation or legal verification delays
From you, we need income and property documents and quick replies to lender queries. Book a consultation call to discuss your case.

Common home loan mistakes to avoid
- Not checking RERA and approvals. Lenders and buyers both need a clean project.
- Ignoring total cost. Processing charges, insurance and legal fees add up.
- Missing TDS on property. Purchases of ₹50 lakh and above require TDS through Form 26QB.
- Choosing the regime without considering the loan. Home loan benefits differ under the old and new regimes.
- Over-stretching EMI. Keep a buffer for other expenses.
| Item | Usual rule |
|---|---|
| TDS on property purchase | 1% on purchases of ₹50 lakh and above |
| Form 26QB deposit | Within 30 days from end of the month of deduction |
| Interest deduction (self-occupied) | Up to ₹2 lakh under the old regime |
| Principal repayment deduction | Within the 80C limit under the old regime |
Under-construction vs resale vs balance transfer
| Point | Under-construction | Resale | Balance transfer |
|---|---|---|---|
| Disbursement | In stages linked to construction | Usually full amount at registration | Outstanding amount moved to new lender |
| Key check | Builder approvals and RERA | Title chain and society NOC | Existing loan record |
| Tax benefit on interest | Pre-construction interest claimed after possession | From the year of purchase | Continues |
| Best for | Buyers in new projects | Ready-to-move buyers | Existing borrowers seeking better terms |
